What does looking after your finca in Mallorca cost?

A finca service in Mallorca is priced per property. David's Fincaservice in Santanyí deliberately quotes no flat rate. What looking after your property costs depends on plot size, pool, garden, letting and how often you want us to visit. After a free site visit, in person or by video call, you receive a fixed quote with a monthly price. Until then you pay nothing.

Your price, not an average price

A finca with 300 square metres of garden and no pool does not cost the same as a rental property with thirty changeovers a year. We could print a number that is too high for half of all owners and too low for the other half. We would rather come and have a look.

Why property care

What happens while you are away?

Nothing dramatic. Just slowly. An untended pool turns green within a few weeks, the drip irrigation furs up, a roof tile works loose after a storm. You only see it in spring. Regular checks do not prevent every event. But almost every consequence.

The year on your finca

A finca has four seasons. Each brings its own job list.

If you are only here in summer, you miss three quarters of the year. This is what happens in between.

  • Spring. The pool comes out of winter, the irrigation is reset, pollen clogs the filters. Now you see what the winter has done.
  • Summer. High season. Guests come and go, the pool needs attention more than once a week, the heat takes its toll on equipment and plants alike.
  • Autumn. The first autumn storms. Drains block, terraces turn slippery, and now is the moment for repairs, before the tradesmen are booked solid in spring.
  • Winter. Hardly anyone around. Damp, storm damage and uninvited visitors go unnoticed for months if nobody checks.

You stay in the picture

How do I find out what is happening at my finca?

When there is something to report, you get photos straight to WhatsApp: after a storm, when something is damaged, before your guests arrive. No portal, no login, no monthly digest email nobody reads. We answer follow-up questions within 24 hours.

If you do not hear from us, nothing has happened. That is usually the best news.

In winter we are sometimes the only ones who see the inside of your house.

Which places do you cover?

David's Fincaservice looks after holiday homes in 21 towns and villages in south-east Mallorca around Santanyí, including Cala d'Or, Porto Petro, Portocolom, Felanitx, Campos, Ses Salines and Colònia de Sant Jordi. Driving time from our base in Santanyí is between ten and forty minutes depending on where you are. We do not drive to the other side of the island. That is why we get there quickly when it matters.

What owners ask us first

What does the price depend on?

The price of a finca service depends on five things: plot size (it determines how long a visit takes), pool (the only part of a finca that needs weekly attention even in winter), garden (a gravel garden is less work than a lawn with drip irrigation), letting (guest services, key handovers, cleaning team) and how often you want us to visit. You decide how close an eye we keep.

How quickly do I get a reply?

Within 24 hours, weekends included. Our regular hours are Monday to Friday, 8am to 6pm. For properties in our care we can be reached around the clock in an emergency.

How safe are my keys with you?

Keys are kept in an insured key safe, not in a glovebox and not in somebody's kitchen drawer. We hold public liability insurance with AXA.

Who decides on a repair if I cannot be reached?

We agree that together in advance: up to a limit agreed with you, we act immediately and send the receipt and a photo afterwards. Anything above that is referred to you with a quote and waits for your approval. We take no commission from tradesmen.

Is there a contract term?

Twelve months, because a finca needs looking after all year round, not just in summer.

Do you speak English?

Yes. David is German and lives in Mallorca. The team speaks German, English and Spanish. With tradesmen, authorities and neighbours we deal in Spanish; with you, in English.

Do you also take on a conversion or renovation?

We do not build ourselves, we manage. That means obtaining quotes, coordinating the trades, inspecting on site and sending you progress photos. For owners following a renovation from abroad, that is the difference between knowing and hoping.

What is the difference between a finca service and an administrador de fincas?

A finca service looks after the individual property hands-on: inspections, pool, garden, repairs, guests. An administrador de fincas, the Spanish kind of property manager, handles the finances and paperwork of owners' communities. We work property by property and are there for your house, not for a community.

What happens to my pool in winter?

It keeps running, just with reduced circulation. A pool nobody looks at in winter turns green: algae, blocked filters, damage to pump and plant. Regular water analysis and filter checks over the winter cost less than a deep clean in spring.
